Once your appointment is booked, our experienced valuer will attend the property at your convenience. If it’s vacant, we’ll coordinate with your key holder to gain access and ensure the process remains smooth and stress-free.

Detailed On-Site Valuation

Our appraiser will carefully inspect each room, identifying valuable items including antiques, jewellery, collectables, and more. If any specific items hold sentimental or hidden value, we welcome your input during the assessment.

Digital Report & Further Support

You’ll receive a full HMRC-compliant digital report within seven working days. A copy can also be sent to your solicitor. If requested, we can assist with item sales at auction, providing continued support through the entire process.

How do I book a valuation?

To book a valuation, you can either make an appointment online via our website, or contact us by phone on 01257 826840 or email us at info@houseclearanceuk.com

On the day, a member of our team will attend the property. The valuer will go room-by-room, producing a detailed inventory as they go, itemising all personal possessions with an individual value over £500. You will also be asked to point out any items you think may be of value, that are not immediately visible. The Valuer will be happy to answer any questions you may have.

Within seven working days, you will receive a full written, digital report that can be used for probate and inheritance tax calculation purposes. We can also send a copy to your solicitor if required.

We value everything inside a property including art, antiques, jewellery, watches, silver, furniture, collectables and general household items. We also value cars, motorcycles and other vehicles.

No. You do not have to have items to sell to use our services. Our probate valuation service provides a written valuation report that is used for inheritance tax calculation purposes and for executors distributing an estate. You are welcome to decide at a later date if you would like to use our auction services.

Yes. We can deal with more than one property as part of an estate. Charges will vary depending on the size and number of properties that require our services.
